Allotment Application For Plot/ Flat/ House :
TNHB has been catering to the needs of various categories of people such as, Economically Weaker Section, Lower Income Group, Middle Income Group & Higher income Group by providing house sites/houses and flats to them at an affordable cost, payable over a period of several years, in addition, it provides School sites, Public Purpose Sites, Commercial/Shops Sites etc.
Further, TNHB has been constructing, maintaining and allotting apartments exclusively to the employees of Government of Tamil Nadu under Tamil Nadu Government Servants Rental Housing Scheme (TNGRHS) for and on behalf of the Government of Tamil Nadu.
TNHB is also issuing No objection Certificate to the Land Owners for utilisation of their land in areas where TNHB has contemplated to acquire lands for its schemes.
Allotment of Plot/ Flat/ House :
After development of house sites and construction of houses/flats reaches finishing stage, advertisements will be issued in leading News-papers inviting applications for allotment of Plots/Flats//Houses (in short units)
Eligibility :
** The applicant should have completed the age of 21 at the time of allotment.
** The applicant or his spouse or minor children should not own a house / flat / plot in TNHB previously.
** He / She should be a native of Tamil Nadu.
Income eligibility for various category :-
There are basically 4 categories based on income of the applicant, which are:
** Economically Weaker Section (EWS)
** Lower Income Group (LIG)
** Middle Income Group (MIG)
** Higher Income Group (HIG)
E.W.S. : Upto Rs.2,100/- per month.
L.I.G : Rs. 2,101/- to 4,500/- per month
M.I.G. : Rs. 4,501/- to Rs. 7,500/- per month
H.I.G. : Rs. 7,501/- and above per month
Should have necessary income as prescribed above.
Application Format :
You may contact the respective City Division/Mofussil Unit mentioned in the advertisement either in person or through post for obtaining application on payment of prescribed cost.

Submission Procedure :
For filling up the application, the instructions/guidelines printed in the application form may be followed scrupulously
After due filling up, you must register the application form with the respective Division/Unit office on payment of prescribed registration fee (either by cash or by Demand Draft) on or before the due date indicated in the application form/advertisement.
Reservation :
As per the orders of the Government, the following category wise reservation shall be followed;
** Scheduled Caste including Adi Dravidas 18 %
** Scheduled Tribes 1%
** State Government Servants 18%
** Central Govt.Servants including Employees of TNEB. 8 %
** Defense Personnel including Ex-serviceman 7%
** Dhobies & Barbers 4%
** Working Journalists 3%
** Language Crusaders 1%
** Employees of TNHB 2%
** General public 38%
How allotments are made?:
If the number of applications exceed the number of units available for allotment , a system of “drawal of lot” will be held in the presence of the General Public.
After due scrutiny of all the applications received and if found eligible, your application will be included in the list for conduct of lot, observing category wise reservation.
The lot will be conducted by the Allotment Committee constituted by the Government.
What should I do after getting Allotment Order?:
There are two systems of allotment viz. Outright purchase and Hire Purchase. On receipt of allotment order you must check up the system under which you have been allotted house/flat/plot and must take action accordingly.
What are the conditions for Outright Purchase system?:
Under Outright Purchase system, you have to pay the full cost of the unit within 30 days from the date of receipt of allotment order.
What are the consequences of non-payment of full cost?:
Under Outright Purchase System, the full cost should be paid within 30 days or such extended time, as the case may be, Otherwise, Your allotment will be canceled and the consequent vacancy will be allotted to an eligible applicant under waiting list of respective category.
Whether all the applicants can apply under Outright purchase system?:
Schedule Caste/Scheduled Tribe, dhobis, Barbers, Working Journalists & Language Crusaders cannot apply under this system of allotment.
Also Government servants desirous of availing H.B.A. can not apply under this system.
What are the conditions of allotment under Hire Purchase System?:
Under this system, an allotee needs to pay only about 40% of the total cost as Initial Deposit within 21 days from the date of receipt of allotment order. The balance will have to be paid in equated monthly installments spread over a period of 5 to 14 years, depending upon the scheme.
Shall I be allowed extension of time for payment of I.D.?:
Under extraordinary circumstances, you may be allowed extension of time for payment of I.D. by a month, on written request made by you and on payment of extension fee.
What will be the consequences, if payment is not made within the prescribed time or extended time limit-
Failure to pay the I.D. within 21 days from the date of allotment order or such extended time will lead to cancellation of allotment. On cancellation, the consequential vacancy will be reallotted to next eligible applicant in the waiting list of the respective category.
Is revocation of cancellation possible?:
Revocation of cancellation is possible only if the unit already allotted to you is not reallotted to the eligible applicant in the waiting list.
For Revocation of cancellation order within a period of 1 month, you have to apply either to the respective Executive Engineer or Manager (Marketing and Services), as the case may be.
What is the quantum of revocation fee payable by the allottee?:
** E.W.S Rs. 500
** L.I.G Rs. 1000
** M.I.G. Rs. 1500
** H.I.G Rs. 2000
** AP plots Rs. 500
** Bigger Plots Rs. 2000
If there any penalty leviable for belated payment of Monthly Installment?:
Yes. A penal interest of 3% over and above the scheme rate of interest will be levied on the Principle portion of the Monthly Installment, if paid after 15th of the current month.
Can I get change of Unit allotted to me?:
Yes, change of Unit can be permitted by the Superintending Engineers of the Circles concerned based on a request made by the allotee on genuine grounds and subject to availability and on payment of prescribed fee.
Is transfer of property allowed?:
Name transfer between the direct blood relation will be allowed as indicated below :
** Father
** Mother
** Husband
** Wife
** Son
** Daughter
In the event of death of allottee, the transfer can be effected to the surviving legal heirs, with the consent of others. Also in exceptional cases, where married sons and daughters are no more, transfer can be made to the eligible grand children after due verification.
Is there any concession extendable to SC/ST applicants / allottees?:
** For Schedule Caste (including Adi Dravidars) applicants, 18% reservation is made in allotment of plot/flat/houses.
** For Schedule Tribe applicants, 1% reservation is made during allotment of plot/flat./house
** Further SC/ST applicants need to pay only 10% towards initial Deposit as against the normal 25% or more of the total cost.
What are the modes of payment of initial Deposit/Monthly installments?:
** Initial Deposit should be paid either by Demand Draft or by cash.
** Monthly installments can be paid either by cash or by cheque. However, in the case of cheque payment, only temporary receipt will be issued and permanent receipt will be issued only after realization of the cheque.
** Outstation cheques will not be accepted.
Functioning of the Cash Counter :
The Cash Counter of the division/Units functions between 10.00 A.M. and 2.00 P.M.
Is there any Grievance Redressal mechanism?:
** Allottees are the important customers for the TNHB. On every Monday, Executive Enigneer / Allottess Service Manager and Superintending Engineers of the Circles shall be personally present in their respective office. The allottees can approach them for grievance redressal.
** At Board’s level, the allottees can either meet the Managing Director or Secretary & personnel officer on Mondays for grievance redressal .
** The Petitions received on Grievance Redressal day are given utmost importance and disposed as quickly as possible.

If I want to cancel the allotted plot to me because of my financial status what is the procedure?. Will I get my amount back what ever I paid?. Kindly clarify me.
When will be the Thirumizhisai satellite town project started? We are eagerly waiting for the scheme since we are not able to buy flat/house in Chennai from the private builders on heavy unreasonable rates. Thanking you
