Encumbrance Certificate :
Application for Encumbrance Certificates is to be presented before the Sub Registrar by the applicant in the prescribed form with required fee in person or by post. Application for Encumbrance Certificates for which fee has been paid at double the ordinary rate shall have precedence over those for which the fees has been paid at ordinary rate. The details of fee for encumbrance application are included in the fee schedule. Proforma for application of Encumbrance Certificates is given separately. (Please see Form No 20)

The encumbrance certificate contains all the transactions registered relating to a particular property for a period (as required). It will help to know the proper entitlement of a particular property.
Fees :
Encumbrance Certificate (Rs 5/year) :
Application Fee – 10
First 5 Years -100
After 5 years up to 30 years-250
For every year after 30 years-25
How to Apply Online?
** Select ‘Encumbrance Certificate’ from the Certificate menu and select ‘Submit Application for EC.
** ‘Application for Encumbrance Certificate’ window opens
** Enter all the mandatory fields up to ‘Previous Document Details’ and click Save/Update button
** Now window changed and you can see the saved details
** Enter the Property Details and Boundary of the property and click Save/Update button
** Now window changed and you can see the saved details
** Enter the property Details and Boundary of the property and click Save/Update button
** Now window changed and you can see the saved details
** Enter the search period and click Calculate Fee button
** Fee for the search period shows
** Enter all the mandatory fields and click Submit Application
** Window of Acknowledgement opens and click ‘View Acknowledgement’
** Your application has been submitted successfully. Take a print of the acknowledgement
